You own one or two rentals and you manage them yourself. The older cabin books fine. The newer one, the one with the hot tub, books worse, and you know why: the photos were taken on your phone on a grey March afternoon, the bedroom looks smaller than it is, and the cover shot shows a dark living room. A rental photographer wants $350 per property, and the slow months are coming.
This page is for the self-managing host with a phone, a laptop and an evening.
What guests actually decide on
Most guests decide from the photos, on a phone, in a few seconds. Airbnb's own help center asks for daylight, no flash, a decluttered space, and photos of the features guests care about: the fireplace, the view, the hot tub. In practice a winning set has:
One cover photo that shows the best thing about the place
Every bedroom and bathroom, bright and straight
The feature shots: hot tub, deck, view, fireplace
A seasonal mood shot that makes someone picture their trip
The one-evening workflow
Shoot every room on a bright day, lights on, blinds open, phone held level at chest height. These real photos are the base of everything.
Improve, don't invent. Use AI to fix light, straighten and clean up the photos you took: a brighter sky, warmer lamps, a tidier bed. The room, the furniture and the view stay exactly as they are.
Make seasonal promo images for your Instagram, your direct-booking page and your listing's extra photos: the deck at dusk with string lights, the fireplace in snow season. Generate the mood around your real space.
Swap the cover photo by season. Fall foliage in October, snow in January, the lake in June.
The line you can't cross
What it costs
Credits per image depend on the model and resolution, so price a test photo or two before you plan a full listing refresh for two properties. Plans are on Higgsfield's pricing page; top-up credits expire 90 days after purchase and subscription credits don't roll over. Rights: Higgsfield's help center says generations can be used commercially; the copyright caveat by country is in can you sell AI images you made.
No. Wide-angle and better light are fine; changing the size or layout of a room is misrepresentation. Guests measure with their suitcases.
Can seasonal images go on the listing itself?
Only if they are real photos of the property in that season. Generated mood images belong on Instagram, Pinterest or your direct-booking site, marked as illustrative.
Will improved photos actually lift bookings?
Better photos help a listing get clicked, but price, reviews and location still decide bookings. Nothing here guarantees occupancy.
